Home Ownership: Who Benefits?

It sounds like an impossible dream, but if you have access to at least c. £60,000 (the exact figure required obviously depends on the price of the property) it may be achievable. We recognise that this is a very considerable sum of money but, over the years, we’ve helped a number of people with disabilities to buy an affordable home of their own (typically property prices range from £200,000 - £300,000) without needing a mortgage and here are some of the main ways that these funds could be accrued:

Personal Sources

  • Personal savings and/or savings from being in hospital a long time – please note that if you have more than £6,000 in savings your means tested benefit entitlement will be reduced by £1 per week for every £250 over this sum. If you have more than £16,000 in savings you won’t receive any means tested benefits at all. These rules are a little more generous if you’re over the state pension age.  
  • Parents’/family’s savings or other sources of funding.  
  • Inheritance – this must typically be spent as soon as the money goes into your bank account to avoid means tested benefits being impacted, unless the person who’s passed away has put plans in place to ensure that this inheritance doesn’t impact your state disability benefits. Buying a property IS a legitimate and allowable use of inheritance money but BEFORE you receive any such funds you should take advice and put plans in place to ensure the best possible outcome.

NB: Back payments of benefits must be spent typically within 12 months to reduce below the £6,000 or £16,000 savings limit.  

  • Some people have split from their spouse or partner and received funds from the sale/or in consideration of the matrimonial home – this must be used to purchase another property typically within 6 months of these funds going into your bank account, otherwise means tested benefits will be impacted.

Buying a home without a mortgage can help you to move faster, build up capital in your new home and leave you with a little more money to meet your day-to-day costs too.
